Start with the heat load
Villas have the features that lose most heat: double-height living rooms, large glazing, roof terraces above bedrooms, ground floors on the slab. A room-by-room heat load is the foundation; it sizes the plant and tells you where insulation or better glazing would pay off before any heating is chosen.
Emitters and zones
A common villa layout: underfloor heating in the ground-floor living spaces and kitchen, where marble floors and large areas suit it; radiators or underfloor in bedrooms; towel warmers in bathrooms. High spaces benefit most from underfloor heating, because warmth starts at floor level instead of collecting under the ceiling.
Zone by floor at least, and by use where it helps: reception, family living, master suite, guest rooms. Guest rooms and receptions used on weekends can stay off the rest of the week.
The plant room
Give the system a proper plant room or service area: the boiler or heat pump connections, a buffer tank, the hot water cylinder, pumps, manifolds’ main feeds and controls, all in one accessible place. Plan its ventilation, drainage and the route for any flue or outdoor unit with the architect.
Heat source, hot water and pool
Villas are where heat pumps and boilers can work together, or where one heat source serves heating, a hot water cylinder and the pool through separate circuits. Solar collectors on the roof can preheat the hot water for much of the year. Designing these together avoids three separate systems competing for space and power.
Controls for a large home
Smart thermostats per zone, schedules for each part of the house, and control from your phone matter more in a villa than anywhere else, because so much of the house is empty at any one time.
