What a boiler service includes, and how often you need one

Book a boiler service once a year, ideally in October before the heating season. A proper service checks the combustion and flue on a gas boiler, the system pressure and expansion vessel, the pump, the safety devices and the condition of the water.

Why once a year, and why before winter

Manufacturers expect a yearly service, and in Egypt the timing matters more than the interval. A boiler that has been off since March can have a sticky pump, low pressure or a valve that has seized. Servicing it in October finds those faults on a day you choose, instead of on the first cold night.

A boiler that also makes your hot water all year still benefits from the same yearly check, because it works hardest in winter.

On a gas boiler: burner, combustion and flue

The technician inspects and cleans the burner and the heat exchanger, checks the ignition and flame, and confirms the boiler is burning cleanly. The flue is checked from end to end for blockages, loose joints and a safe outlet, and the room’s ventilation is checked against what the manufacturer requires.

Gas connections are tested for tightness. If anything about the gas side is not right, the boiler is left off until it is put right; this part is never skipped.

On every boiler: the water side

System pressure is checked cold and hot. The expansion vessel, which absorbs the water’s growth as it heats, is checked and re-charged if needed; a flat vessel is the usual reason pressure rises and falls. The pump is checked for free running, and the pressure relief valve for leaks.

The water in the circuit is checked too. Dark, sludgy water means corrosion inside the system, which slows the flow, makes radiators cold at the bottom and shortens the boiler’s life. Depending on what is found, the circuit may need flushing, a filter, or an inhibitor that protects the metal.

Controls, safety devices and hot water

Thermostats and timers are checked and set to how the home is actually used. The boiler’s safety devices, such as the overheat cut-out and low-pressure protection, are tested so they act when they should.

If the boiler makes hot water, the hot water side is checked as well: the flow, the temperature, and on a cylinder the safety valve and, in hard-water areas, any scale building up.

Signs it is due now

Do not wait for the yearly visit if you notice pressure that keeps dropping and needs topping up, a boiler that locks out or shows a fault code, banging or gurgling noises, radiators that stay cold at the bottom, hot water that runs lukewarm, or a yellow, lazy flame on a gas boiler.

If you ever smell gas, turn the gas off at the meter, open the windows, do not touch electrical switches, leave the home and call the gas company’s emergency number.

Book it before the cold

A service in October is the cheapest insurance against a cold January. If you have noticed any of the signs above, mention them when you book so the technician comes prepared.
